Essex Towers Condominium is an existing 18-story high-rise (there is no 13^th floor) the building is located at 340 Sunset Drive, Ft. Lauderdale, Florida 33304. The occupancy is an Existing Apartment Occupancy with Storage (parking) and other accessory uses.  The building is composed of a single tower accessed by a common elevator lobby and served by exit stairs located at each end of the corridor. Parking is provided in a two-story open parking garage located on the north side of the building. 

Two items are covered in this report (1) A life safety survey and a professional analysis on the life safety conditions on the building and (2) a set of recommendations called the “Engineered Life Safety System” which upon approval by the City Ft. Lauderdale Fire Rescue Department, become the required modifications and upgrades to be implemented.
