The Ocean Colony is an existing 16-story high-rise (there is no 13 th floor) located in Lauderdale By The Sea, Florida. The building was built in approximately 1970. The occupancy of this building, as classified in the Florida Fire Prevention Code, is a multiple, mixed, existing apartment occupancy with assembly, parking, storage, and other incidental uses.

The building consists of a basement level which is the lowest level of the building. This level is also the lower parking level; includes the generator and fire pump rooms. The building contains a total of 202 units. The lobby level has covered parking, 3 residential units along the east and another 3 units on the south side of the building. The lobby level also has meeting spaces, a lounge, mail room, offices, exercise room, game room and restrooms. Levels 3 through 12, 14,15 and penthouse have 14 units on each floor.

The building is served by 3 stairwells located in the east, central and south locations. All the stairwells discharge to the outside. There is additional parking around the west and north perimeter of the building’s footprint.
