Plaza Del Prado is an existing twin 19-story high-rise building (there is no 13th floor) located in Aventura, Florida. The buildings were built in approximately 1969. There is a north and south building. Each building is split into Tower 1, 2, 3, and 4 extending west to east. There is no horizontal movement between towers except for the lobby level. Occupancy of this building, as classified in the Florida Fire Prevention Code, is a multiple, mixed, existing apartment occupancy with assembly, retail, parking, storage, and other incidental uses.

The buildings’ lowest level is the ground level. This serves as the floor of discharge. The fire pump and main electrical rooms are also on ground level. Covered parking is also provided between both buildings at this level. Each building contains a total of 313 units. The North Bldg. lobby level has 4 residential units along with meeting spaces, social room, library card room and property management office. Levels 3 -12, 14 – 19, and penthouse have 18 units on each floor. Each building is served by 8 stairwells. There is additional open-air parking above the ground level parking and around the south, west and east exterior perimeters of the buildings. Each building’s generator is located at the rooftop.
