Renaissance I is an existing 28-story high-rise. The building was built in 1974. The occupancy of this building, as classified in the Florida Fire Prevention Code, is a multiple occupancy, mixed, existing apartment occupancy with assembly, storage (parking garage) and other incidental uses.

The residential tower consists of 200 dwelling units on 25 floor levels which is built upon a 2-level parking garage pedestal which includes a 2-story amenity building. The tower is served by two remote exit stairway enclosures located at the east and west end of the exit access corridor. All floors are served by two elevator shafts on a common elevator lobby area at the west end of the corridor. The north shaft has two elevator cabs and the south shaft has a single elevator cab. The lower level parking garage is not separated from the lower level parking garage of Renaissance II which appears to be protected by automatic sprinklers.

There is a small assembly use on the roof level which is accessed by the east exit stair enclosure and is not served by the elevators.
