The Hemispheres Condominium is an existing property consisting of three 23-story, and one 19-story high-rises (there are no 13 th floors) located in Hallandale Beach, Florida. The buildings were built in 1970. The occupancy of this building, as classified in the Florida Fire Prevention Code, is a multiple, mixed, existing apartment occupancy with assembly, storage and other incidental uses. Additionally, there are two auxiliary buildings with restaurants and amenities.

All four residential towers have the same layout, with the northwest building having 19 stories and the other three having 23 stories. There is parking that spans beneath the north and south buildings on each side of the property. Each building has 2 stairwells located at the east and west ends of the building that serve every floor and the roof. Each building has common areas, offices, and storage on the ground floor, with the southeast building also containing a small store on the ground level. As all 4 buildings have the same layout, this report applies to all four towers.
