Arlen House Condominium is an existing 22-story high-rise (there is no 13th floor). The building was built in 1968. The occupancy of this building, as classified in the Florida Fire Prevention Code, is a multiple occupancy, mixed, existing apartment occupancy with assembly, storage and other incidental uses including a salon and offices.

The building is oriented east to west with the main entrance and fire department access at the North end of the building. The building has two stairwells located at the east and west ends of the building, with three elevator cars at the center of the building. Two passenger cars are in one shaft, while the service elevator is in a separate shaft. There is a partial lower level beneath the lobby level that contains mechanical rooms, storage, and offices. Each level also has a back of house area with laundry, trash chute, storage, and a staff restroom.
