David William Condo is an existing 12-Story high-rise. The buildings is located at 700 Biltmore Way, Coral Gables, FL 33134. The building, built in 1963, was originally operated as a hotel but has since been exclusively occupied as apartments (only) with minimum lease terms of 6 months. The building’s core is served by two stairwells and an elevator shaft, with residential corridors running east to west. One (1) level of basement parking is available under the tower. Two items are covered in this report (1) A life safety survey and a professional analysis on the existing life safety conditions within the building and (2) a set of recommendations called the “Engineered Life Safety System” which, upon approval by the City of Coral Gables Fire Department, become the required modifications and upgrades to be implemented.
